    Canberra Crescent Residences

    Sembawang · District 27 • 99-year leasehold • Under construction

    Why it caught our attention

    Proper family-sized layouts — 3-bedroom Premium and 4-bedroom homes — at a private-condo quantum that a fair number of upgrading households can still reach. The honest question is what being brand-new is worth next to younger resale in the same neighbourhood.

    A family of five cannot sleep in the PSF. Sometimes the extra bedroom matters more than the prettier postcode.

    Worth exploring if…

    • You need four genuinely usable bedrooms and your budget stops well short of S$3 million.
    • You are an own-stay family happy in a quiet, self-contained northern estate rather than a prestige address.
    • You are willing to compare a new launch honestly against young resale a few minutes away.

    Faber Residence

    Clementi · District 5 • 99-year leasehold • Under construction

    Why it caught our attention

    A large, unusually low-density site alongside Sungei Ulu Pandan in an established Clementi catchment. The residential quality is the argument; rail access today is the trade-off, and future lines are upside rather than convenience you already own.

    Some condos give you convenience. Some give you breathing room. Faber is trying to give you more of the second.

    Worth exploring if…

    • You want space, greenery and a quiet street more than you want a station downstairs.
    • You are a Clementi-catchment family and school access matters to you.
    • You drive, or you are genuinely comfortable with a short bus ride as part of daily life.

    Newport Residences

    Tanjong Pagar · District 2 • Freehold (estate in perpetuity)

    Why it caught our attention

    A freehold city home above a mixed-use landmark at the edge of the CBD. The interesting question isn't the tenure label — it's whether a smaller city home can make a life bigger.

    Freehold and city living are attributes, not answers. What matters is the life phase you're moving toward.

    Worth exploring if…

    • You are drawn to city living, mixed-use convenience and lock-up-and-leave practicality.
    • You are rightsizing after a family phase, or genuinely buying with a long holding horizon in mind.

    Penrith

    Queenstown · District 3 • 99-year leasehold

    Why it caught our attention

    Very strongly taken up at launch. The interesting question isn't simply why buyers rushed in — it's what Penrith tells us about location, quantum and future sellability.

    Great location. Broad buyer pool. But for the last few units, price still decides.

    Worth exploring if…

    • You value MRT connectivity and a mature city-fringe neighbourhood.
    • You are specifically looking at a 2-bedroom home and are comfortable with leasehold.

    Our project pickThe Complete Ecosystem

    River Modern

    River Valley · District 9 • 99-year leasehold

    Why it caught our attention

    Riverfront. Direct MRT. Great World. A primary school across the road. River Modern is a useful test of when an exceptional ecosystem can justify a premium.

    A premium is easier to defend when the things you're paying for are genuinely hard to replicate.

    Worth exploring if…

    • You value direct MRT and mall connectivity and central owner-occupier convenience.
    • You are willing to pay for an unusually complete established ecosystem rather than simply chase the lowest psf.

    Our project pickThe Overlooked One

    The Robertson Opus

    River Valley · District 9 • 999-year tenure from 1841 • Expected TOP 1H 2029

    Why it caught our attention

    An unusually long 999-year tenure on an established stretch of the Singapore River — and materially slower absorption than some contemporary 99-year launches nearby. That contradiction is the reason it is on our list.

    Slower sales are evidence too. The interesting work is understanding why, not deciding the market got it wrong.

    Worth exploring if…

    • You are planning over multiple decades and want to understand what an exceptionally long tenure is actually worth to you.
    • You value an established river lifestyle and central access, and you are willing to compare absolute quantum rather than psf alone.

    Our project pickThe Location-Quality Question

    The Sen

    Upper Bukit Timah · District 21 • 99-year leasehold • Under construction

    Why it caught our attention

    A quiet, green Upper Bukit Timah address near the Rail Corridor and Bukit Timah nature belt, with bus stops along Jalan Jurong Kechil about 100m away. The question is not simply whether ~1.1km to Beauty World MRT is too far — it is whether you are being compensated, in price and lifestyle, for not living beside the MRT.

    Don't ask me whether 1km is near MRT. Ask me what the actual journey feels like.

    Worth exploring if…

    • You value greenery, quiet and Upper Bukit Timah character more than a station at your gate.
    • You are comfortable with a short bus ride as part of your commute.
    • You are looking at the regular 2-bedroom and 3-bedroom formats, where the entry quantum still makes sense.

What puts a project on our radar?

We are not looking for one magic number. A project may become interesting because of the way its location, price quantum, layouts, surrounding supply, buyer pool or life-stage suitability come together. Different projects can be interesting for very different reasons.

    How the address actually works on an ordinary weekday.

    The total commitment, not only the rate per square foot.

  • Space & layouts

    Whether the plans are usable for how people really live.

  • Buyer fit

    Which households the project genuinely suits at this moment.

  • Future flexibility

    What options the home still leaves open later.

  • Supply & future buyer pool

    Who might realistically want the property after you.
