Dunearn House brings 380 homes to 760–770 Dunearn Road in District 11, developed by Phoenix Dunearn Pte Ltd — an equal joint venture of Frasers Property, CSC Land Group and Sekisui House — on a 99-year lease from September 2025, with completion expected around 2030. The fundamentals are strong and the land-entry story is genuine. But project quality and unit proposition are not the same thing: the location is highly family-oriented, while roughly 176 of the 380 homes, about 46% of the project, are compact 2-bedroom formats.

Why Dunearn House works
The arguments in favour, set out plainly. None of these is a verdict, and none of them is a forecast.
Established District 11 fundamentals
Sixth Avenue MRT is a short walk, and Bukit Timah's shops, food and services already exist. Nothing here depends on a future promise to be useful on an ordinary weekday.

This parcel was awarded at about S$1,410 psf ppr. The next Dunearn Road parcel went for about S$1,625 psf ppr — roughly 15% higher. That is a real difference in starting basis, and it gives this project pricing shelter its neighbours will not have.

Earlier entry into a long transformation
URA has planned roughly 15,000–20,000 homes in the wider Turf City area over 20–30 years. Buying early means entering before that story matures — with the trade-offs that come with it.
The test
First-mover advantage — examine it, don't buy it
The advantage is real in two specific ways: a lower land basis than the parcel next door, and earlier entry into the Turf City story. It is conditional in one important way: a higher land cost next door does not oblige any future resale buyer to pay more for your home. And it carries costs — first movers may live through years of construction and infrastructure works, and later projects may arrive with better integration, commercial components at street level, newer facilities, or a more mature precinct around them. Treat the transformation as support for a location you already believe in, not as the thesis itself.

What gives Benny pause?
The limitations deserve the same attention as the strengths.
Roughly 46% of the project is compact 2-bedroom product, in a location whose strongest story is family use. That is a mismatch worth naming.
A small quantum is not the same as cheap property. The entry cheque falls partly because the home is smaller, while average psf stays high — around S$3,140 at launch.
Ask honestly whether a 527 sq ft two-bedroom still serves you when your life stage changes.
Turf City is credible but long-dated: 20–30 years, and 15,000–20,000 homes of eventual competing supply in the same story.
Early buyers may live alongside construction and infrastructure works for years.
The Bukit Timah education ecosystem is strong, but do not assume a within-1km P1 advantage — verify official block-specific distances if schools matter to you.

Standard 3-bedroom family formats
They align the location, the education ecosystem, own-stay longevity and the future buyer pool better than anything else here. Their sell-out over launch weekend is meaningful validation of that case — though it says nothing guaranteed about future performance.
Compact 2-bedroom formats
Not automatically unattractive, but they demand a harder question: am I buying value, or simply lowering the quantum by buying less home?
Larger 4-bedroom homes
Genuinely useful for family buyers, but an absolute quantum from S$3.588m narrows the future audience. Compare broadly, not just against nearby launches.

For compact 2-bedroom homes: a couple, a single professional, a parent-child purchase, an investor or a rightsizer — a narrower and less family-dependent case.
