Decision framework

BTO or Straight to Private?

It's not about which is better. It's about which path fits your stage of life, capital and need for flexibility.

Compare BTO, resale HDB and private — not just on price, but on timing, flexibility, opportunity cost and what each choice means for your next move.

Our project pick

Canberra Crescent Residences

Sembawang · District 27 • 99-year leasehold • Under construction

The Space-For-Your-Money Story

Proper family-sized layouts — 3-bedroom Premium and 4-bedroom homes — at a private-condo quantum that a fair number of upgrading households can still reach. The honest question is what being brand-new is worth next to younger resale in the same neighbourhood.

Our project pick

Dunearn House

Bukit Timah · District 11 • 99-year leasehold from September 2025 • Around 2030

The Unit-Selection Story

A first-mover Dunearn Road parcel with a genuinely lower land basis than the parcel that followed, a short walk to Sixth Avenue MRT, and established Bukit Timah amenities already in place. The interesting tension is that the location reads family-oriented while almost half the homes are compact 2-bedroom formats.

Our project pick

Faber Residence

Clementi · District 5 • 99-year leasehold • Under construction

The Breathing-Room Story

A large, unusually low-density site alongside Sungei Ulu Pandan in an established Clementi catchment. The residential quality is the argument; rail access today is the trade-off, and future lines are upside rather than convenience you already own.

Our project pick

Newport Residences

Tanjong Pagar · District 2 • Freehold (estate in perpetuity)

The Long View

A freehold city home above a mixed-use landmark at the edge of the CBD. The interesting question isn't the tenure label — it's whether a smaller city home can make a life bigger.

Our project pick

Penrith

Queenstown · District 3 • 99-year leasehold

The Buyer-Pool Story

Very strongly taken up at launch. The interesting question isn't simply why buyers rushed in — it's what Penrith tells us about location, quantum and future sellability.

Our project pick

River Modern

River Valley · District 9 • 99-year leasehold

The Complete Ecosystem

Riverfront. Direct MRT. Great World. A primary school across the road. River Modern is a useful test of when an exceptional ecosystem can justify a premium.

Our project pick

The Robertson Opus

River Valley · District 9 • 999-year tenure from 1841 • Expected TOP 1H 2029

The Overlooked One

An unusually long 999-year tenure on an established stretch of the Singapore River — and materially slower absorption than some contemporary 99-year launches nearby. That contradiction is the reason it is on our list.

Our project pick

The Sen

Upper Bukit Timah · District 21 • 99-year leasehold • Under construction

The Location-Quality Question

A quiet, green Upper Bukit Timah address near the Rail Corridor and Bukit Timah nature belt, with bus stops along Jalan Jurong Kechil about 100m away. The question is not simply whether ~1.1km to Beauty World MRT is too far — it is whether you are being compensated, in price and lifestyle, for not living beside the MRT.

Find my condo

Start with what matters to you.

You don't need all the answers. Start with a few simple thoughts about your life, priorities and the kind of home you're exploring. We'll help you organise the questions worth asking next.

  • My stage of life
  • Areas I'm considering
  • Space I need
  • Budget range
  • What matters most

Later, save what matters into My Condo Notepad.

Benny explaining how the condo search works

Our way of thinking

Best Buy doesn't mean cheapest. It means asking better questions.

Price matters, but a property decision also sits inside your life. We look at how a home may fit your stage of life, the quantum you are committing, the space and location trade-offs, how your equity may develop, and who might want the property after you.

Benny weighing up the questions behind a property decision
  • Life fit

How the home sits inside the stage of life you are actually in.

  • Price & quantum

What you are committing, not only what it costs per square foot.

  • Space & layout

How the plan works day to day, beyond the bedroom count.

  • Future flexibility

What the home still allows you to do a few years from now.

  • Exit pool

Who might realistically want the property after you.

Our deeper methodology stays behind the scenes. The website gives you the questions and observations that help you think more clearly.

A better property decision is a journey.

We would rather help you slow down the right parts of the decision than rush you towards a showflat.

Think one move ahead

Your home is also part of your financial journey.

A mortgage is not only a monthly payment. Over time, principal repayment builds equity — and that equity can influence the choices available for your next home.

  3. 03Principal Repaid

Before making any property decision, the most important checkpoint is understanding your own financial position and what you want the property to do for you.

Where should you live next?

Location is more than a district number or an MRT stop. We think it through as one of the Buying Guide questions — what a neighbourhood does for your daily life, and who else would value it later.

Benny thinking about neighbourhoods rather than district numbers

Buying Guide · Question 11

Does the district really matter?

Buyers don't live in a district number. They live in a neighbourhood — the journeys, amenities and everyday habits that either fit a household or quietly work against it.
