Proper family-sized layouts — 3-bedroom Premium and 4-bedroom homes — at a private-condo quantum that a fair number of upgrading households can still reach. The honest question is what being brand-new is worth next to younger resale in the same neighbourhood.
A first-mover Dunearn Road parcel with a genuinely lower land basis than the parcel that followed, a short walk to Sixth Avenue MRT, and established Bukit Timah amenities already in place. The interesting tension is that the location reads family-oriented while almost half the homes are compact 2-bedroom formats.
A large, unusually low-density site alongside Sungei Ulu Pandan in an established Clementi catchment. The residential quality is the argument; rail access today is the trade-off, and future lines are upside rather than convenience you already own.
A freehold city home above a mixed-use landmark at the edge of the CBD. The interesting question isn't the tenure label — it's whether a smaller city home can make a life bigger.
Very strongly taken up at launch. The interesting question isn't simply why buyers rushed in — it's what Penrith tells us about location, quantum and future sellability.
Riverfront. Direct MRT. Great World. A primary school across the road. River Modern is a useful test of when an exceptional ecosystem can justify a premium.
An unusually long 999-year tenure on an established stretch of the Singapore River — and materially slower absorption than some contemporary 99-year launches nearby. That contradiction is the reason it is on our list.
A quiet, green Upper Bukit Timah address near the Rail Corridor and Bukit Timah nature belt, with bus stops along Jalan Jurong Kechil about 100m away. The question is not simply whether ~1.1km to Beauty World MRT is too far — it is whether you are being compensated, in price and lifestyle, for not living beside the MRT.
