Absolute quantum. City-centre freehold pricing means the total commitment can be substantial regardless of how efficient the layout is.
Premium city pricing has to be justified by how you actually live, not by the address on the envelope.
CBD living isn't for everyone. Some people love the density and immediacy; others find they miss quiet, greenery and a conventional residential street.
Family buyers may prefer larger, more conventional condo environments with established school ecosystems and family-scaled facilities.
The Greater Southern Waterfront is long-term. It should not be the load-bearing part of a short-horizon case.
Freehold only has real strategic value if your holding horizon or objective makes tenure genuinely relevant. Paying for permanence you won't use is still paying for it.
A rightsizer must be honestly comfortable giving up space — including storage, guest rooms and the habits built around them.
