Its strongest case is not cheap Clementi and it is not the Jurong transformation story. It is low-density riverside family living inside an established Clementi catchment. Its clearest weakness is rail connectivity today.

Employment belt within reach
NUS, Singapore Polytechnic, one-north, Science Park, Jurong East and, in time, the Jurong Lake District. Be honest that these are short journeys away rather than at the doorstep — but they are the demand base beneath the address.
The trade-off
MRT reality, and how to price a future line
This is not an MRT-doorstep project and we would not present it as one. If rail is central to your daily life, test the actual commute — at the hour you would really make it, with the bus connection you would really use — before you fall in love with the greenery. Future Jurong Region Line and Jurong Town Hall connectivity can improve the proposition materially, and the wider Jurong transformation is credible support for the area. But future infrastructure is subject to authority timelines, and a bonus is not the same thing as a service you can use on a Monday morning. The clean way to think about it: buy the commute that exists today, and treat the improvement as a possible extra you did not pay a premium for.

The limitations deserve the same attention as the strengths.
Rail access today is the central weakness. Buyers who lean heavily on MRT should test the real commute before committing.
Many of the attractions — Clementi town, one-north, Jurong East — are a short journey away rather than downstairs. Frame them accurately in your own head.
Remaining stock as at early September 2026 sat in the larger 4-bedroom and 5-bedroom formats, at indicative quantums of roughly S$2.8m–S$2.93m and S$3.34m–S$3.48m respectively.
At those quantums you are competing with the whole S$2.8m–S$3.5m family-home universe, including landed-adjacent and resale options, not just nearby new launches.
The Jurong transformation is support, not a thesis. Marketing language should not be allowed to imply guaranteed appreciation.
Verify the Nan Hua within-1km position for your specific block rather than for the project generally.

The quantum question
This matters most for the four- and five-bedroom formats sitting in today's high-S$2m to S$3m-plus range. The future buyer pool at that level is materially thinner than for three-bedroom homes. No price forecast is implied.

Just don't pay for the Jurong transformation twice — once in the purchase price, and again by waiting patiently for it to arrive.
