Don't start by asking which condo is best. Start by asking what you're actually paying for.

Four branches from one question. Take them in any order — they tend to answer each other.

Which compromises matter to me?

    Price vs value

    Psf tells you how keenly something is priced. Quantum tells you what you're committing. The honest test is what the same budget buys a street or a stop away.

    Ask yourself: What else could this same total price buy nearby?

    What you'll actually use

    MRT proximity, schools, facilities, views and tenure all carry a price. Some of it becomes part of your week; some of it stays in the brochure.

    Ask yourself: Which of these would I genuinely use in a normal month?

    The actual unit

    Projects are marketed; units are lived in. Layout, usable space, facing, floor and what's still available shape daily life far more than the project name.

    Ask yourself: Am I judging the showflat, or the unit I'd actually own?

    Your exit / next buyer

    Someone has to want this home after you. A unit that is easy for the next buyer to understand tends to be easier to move on from.

    Ask yourself: Who is the obvious next buyer for this exact unit?
